POSITION PURPOSE:
The Director of Facilities will oversee the complete physical property of the Theatre including all mechanical and structural elements as well as the set up and removal of equipment for shows/events. This role is in charge of the Facilities department that includes a Manager and Coordinator as well as part time and vendor support on projects. This position is in charge of all licenses, inspections, certifications and paperwork for the building as a whole. All physical property and inventory fall under the supervision of this role.
ESSENTIAL PRIMARY FUNCTIONS:
• Develop and implement facility management strategies, policies, and procedures.
•  Direct and assist the maintenance, repair, and operation of buildings, grounds, equipment, and infrastructure.
• Oversee preventative and corrective maintenance programs.
• Ensure compliance with federal, state and local regulations, including OSHA, fire safety, environmental, elevator, and building code requirements.
• Assist in the implementation of workplace safety programs and help coordinate emergency preparedness planning and training.
•  Manage relationships with vendors, contractors, and service providers.
• Conduct facility inspections and audits to identify maintenance, safety, and operational issues.
• Respond to emergencies and coordinate corrective actions as necessary.
• Create schedules for HVAC system to run from chilled water at central plant.
• Work with central plant staff to ensure proper function of all HVAC systems.
• Supervise facilities personnel, including maintenance staff and contracted service providers.
• Maintain attendance records and enforce policy; manage performance review processes for direct reports.
• Maintain and perform preventive maintenance and repairs on Air Handler Units that run off of chilled water from central plant in conjunction with central plant staff.
• Repair plumbing and electrical equipment as needed.
• Process/approve payroll for all non-exempt employees.
• Set up and take down equipment for show/event specific items.
• Maintain equipment inventory in conjunction with Director of Operations.
• Prepare quotes and recommendations for capital planning.
• Collaborate with other departments to support operational needs.
• Work extended and/or irregular hours including nights, weekends and holidays as needed.
• Other duties and responsibilities may be assigned.
• Experience working in a theatre, arena, convention center or multi-property complex a plus.
SUPERVISORY RESPONSIBILITIES (if any):
• Supervision of Facilities Manager and Facilities Coordinator
• Supervision of part time maintenance staff and vendors.
**EDUCATION/EXPERIENCE REQUIREMENTS: **(including certification, licenses, etc.)
• Bachelor’s degree from an accredited school (desired)
• 5+ years related experience and/or training through facilities management program
• Supervisory/management experience required
• Industry knowledge: HVAC maintenance and repair, basic plumbing and electrical skills
COMMUNICATION SKILL REQUIREMENTS:
• Ability to communicate effectively with clients, colleagues, vendors, and guests, both orally and in writing
• Communication with other departments regarding event-related needs and service requirements
MATHEMATICAL SKILL REQUIREMENTS:
• Intermediate math skills (add, subtract, multiply, divide)
• Comprehension of military time and ability to calculate/convert hours for scheduling and payroll purposes
• Intermediate skills in Excel; must be able to create spreadsheets, basic formulas
REASONING SKILL REQUIREMENTS:
• Work independently, exercise judgment and initiative
• Handle multiple tasks simultaneously
• Organize and prioritize work to meet deadlines with special attention to detail
• Work effectively under pressure and/or a stringent schedule and produce accurate results
• Ability to use common sense in determining the correct course of action to resolve issues and problems
• Ability to organize, analyze, interpret and evaluate problems and provide practical, cost-effective solutions
• Ability to plan, organize and monitor the work and activities of self and direct reports according to priorities, established schedules and deadlines
TECHNICAL SKILL REQUIREMENTS:
• Microsoft Office Suite (Excel, Word, Outlook)
• Use of hand-held radio procedures
PERFORMANCE METRICS:
• Ability to provide leadership, counsel, motivation and constructive feedback to staff, securing their respective commitments to the project's goals
• Ability to create positive relationships within the organization and communicate directly with all Theatre staff
